The Launch Ladder: How to Price a Brand-New Listing

A brand-new listing has no reviews, no ranking history, and no trust. Pricing it at market rate on day one is how you get a beautiful, empty calendar. The Launch Ladder is our fix: a deliberate, month-by-month climb from launch pricing to full market rate.

Rung 1 — Launch: 25–30% below market

Your first job isn't profit; it's bookings, reviews, and ranking momentum. Price 25–30% below your comp set (deeper if you're launching into slow season) and let the algorithm see a listing that converts. The first ten reviews are worth more than the revenue you're giving up to get them — they're the asset every future month is built on.

Rungs 2–3 — Climb as reviews land

As reviews arrive and your conversion holds, walk the price up in steps — roughly 10% at a time. Watch what happens after each step: if views stay healthy and bookings continue, take the next rung. If the calendar stalls, you've found the ceiling of your current review count. Hold until the next handful of reviews raises it.

Rung 4 — Market ADR by month four

On this cadence, a well-run listing reaches its comp set's ADR around month four — now with the review base to defend it. From here, pricing stops being a launch problem and becomes a management rhythm: we adjust prices twice a week (Mondays and Fridays), because listings whose prices move stay fresh in search.

The mistake to avoid

Don't get stuck at the bottom. The discount is scaffolding, not a strategy — leaving launch pricing in place past its usefulness trains your market to underpay you. The Ladder only works if you climb it.
