This is the stepped schedule we run, keyed to how far out the empty night is:
- 28 days out: 8% — a nudge for planners comparing options
- 21 days out: ~12% — stay visible as the comparison set shrinks
- 14 days out: ~18% — the booking window for most trips is closing
- 7 days out: ~25% — you're now selling to spontaneous travelers only
- 4 days out: 35% — final clearance; any revenue beats zero
Why stepped beats panicked
Because the schedule is doing the deciding, not your anxiety. Hosts who discount emotionally do it too late and too deep — they hold at full price for three weeks out of hope, then slash 50% in a spiral. The tiers commit you in advance to the discount that matches the actual time risk, and they stop you from going deeper than the math justifies.
Two rules that protect your rate
Rule one: the discount is invisible to your future pricing. A night sold at 35% off four days out says nothing about what next month's nights are worth. Never let clearance pricing leak into your base rate.
Rule two: pair the tiers with a moving calendar. We adjust prices every Monday and Friday regardless — listings whose prices move stay fresh in search, and the tiers slot into that same rhythm.
